A Merry Christmas and a Happy, Exciting New Year at SeaGreen in Greystones

The festive season is well and truly upon us, and we would like to wish all of our buyers, past, present and future, a very Merry Christmas and a Happy New Year from all of us at SeaGreen in Greystones.

merry_christmas_from_seagreen_wood_group_luxury_houses_for_sale_in_greystones_new_yeat_phase_three_development.jpg

We have had a very busy and rewarding year as we continue to build our development in an unrivalled location overlooking the village and the sea. We were truly delighted to build on this site to give our buyers all the benefits of a home in such a beautiful setting, while also being able to avail of a great lifestyle, and the superb schools, the area has to offer.

Our three-bed Portland, four-bed Wyndham and Bellevue, and our five-bed Somerby houses Have provided our buyers with A-rated energy-efficiency, so while we might hope for a White Christmas, we can be sure that it will also be a green one.

As with all of the Wood Group homes, we focus on sustainability and comfort combined at SeaGreen. Each of our houses features efficient heating systems including heat pumps, gas-fired and solar-enhanced heating, and photovoltaic panels that turn light into energy, while the thermostatically controlled radiators mean that these houses remain at an optimum and efficient temperature. This is great all year round, but especially cosy for those Christmas evenings with family and friends.

But we also work with our buyers to ensure they get the perfect house to call a home, in an ideal setting from which they can enjoy all that Greystones has to offer, whether that’s at Christmas, or in the glorious summer months by the sea.

Having broken ground in 2016, the first phase of the SeaGreen development of houses for sale in Greystones was ready in January and had completely sold out ahead of construction.

woodgroup-homes-team-1.jpg

Phase 2 saw a similarly huge level of interest as we brought more three- and four-bedroom homes to the market. As you can see from one of our flyover videos from early in the year, we had a lot of work to do to build our latest phase of development, starting with SeaGreen Avenue and SeaGreen Drive.

By the end of March, the development was starting to shape up nicely as our team worked tirelessly to construct these superb energy-efficient houses with the best materials on the market and get them ready in time for our buyers.

Blessed with good weather, by the start of the summer, the first ten houses on SeaGreen Avenue were near completion, and we continued to work on Numbers 11 and upwards while the foundations for the first houses on SeaGreen Drive were ready to be built on, as you can see here.

By the end of June, half of this street had begun to take shape, and the long summer days meant we were able to make great progress on the site, turning our attention to SeaGreen Park as September rolled around and we put the final touches to SeaGreen Drive.

The colder weather didn’t stop us, and we continued to turn this beautiful site into a high-quality development that comes closer to completion with every passing day. A look at our flyover video from November will show you just how much has been done since the start of the year, but we won’t be stopping any time soon because we are building for the future.

We are very excited about our next phase of development, planned for spring 2018 and called SeaGreen Gate. It will consist of four-bedroom semi-detached, mid-terrace and end terrace homes. We have taken the wishes of our potential buyers on board to tailor these new homes to their specifications, and have thus made many improvements to their design, resulting in what will be a new development of luxurious, energy-efficient houses to be proud of.

There will be more information about this latest phase coming soon, so keep an eye on our website and blog for further details.

In the meantime, have a very Merry Christmas, and a Happy New Year!

5 Great Christmas Activities In Greystones When You Buy A SeaGreen Home

Situated in a perfect location on the coast with a backdrop of mountains, the beautiful town of Greystones is a great home base for some wonderful Christmas adventures and festive experiences. In no particular order, here’s our top five favourite things for SeaGreen homeowners to enjoy in the area at the most wonderful time of the year.

top_activities_for_christmas_when_you_by_a_home_at_seagreen_greystones.jpg

1 – Shop and Browse at the Harbour Christmas Market

The beautiful surrounds of The Boat Yard Gallery in Greystones harbour host the annual Christmas Market, featuring all things festive under the marquee. Open on weekends from 2nd to 17th December, stalls selling great gift ideas and tasty hot food will keep the yuletide cheer glowing, while live entertainment for adults and children alike will keep the yuletide atmosphere growing. Santa usually arrives in a suitably red fire engine before settling into his grotto, so make sure you behave.

When it gets a little chilly, or if you have finished your retail therapy, the Beach House pub is right next door, so you can go celebrate a job well done, and a day well spent.

Of course, the Christmas market is just one place in Greystones to get some fabulous gifts. The town itself has a number of top quality stores offering designer fashion, jewellery, art and interior décor, so you can get your hands on some beautiful presents, for your loved ones or for yourself.

2 – Take the Plunge on Christmas Day

As with many good traditions, we are not sure when, or why, the annual Christmas Day Swim in Greystones first took place. What’s not in doubt, though, is that this is a fun family activity to help blow off the cobwebs, and really shows the community spirit and devotion to an active lifestyle you will see all around in this seaside town.

Every year, more and more people gather on Greystones South Beach late on Christmas morning to take a dip in the chilly water, whether for a good cause, a dare, or simply to join in with the fun.

It’s a real party atmosphere, despite the unpredictable but usually freezing weather, and its gaining popularity, as you can see from the accounts of last year’s brave bathers.

3 – Make it Magical with the Irish Fairy Trail

Christmas is of course a magical time of year, but you can make it even more enchanting with a family visit to nearby Russborough House in Blessington to walk the Irish Fairy Trail.

5_things_to_do_in_greystones_to_make_christmas_great_when_you_buy_a_seagreen_home_irish_fairy_trail.jpg

The sheltered grounds here are a beautiful setting to walk around and enjoy the fresh air, but it’s also a well-kept secret that Lady’s Island is the home of Faylinn the fairy and his friends, who have lived here for three centuries.

Your children will love roaming the beautiful parkland and taking part in the magical fairy trail, where they can see often-hidden fairy houses, learn the fairy language, enjoy fairy games and puzzles, and learn about the natural flora and materials the fairies use in their jewellery.

It’s a completely free and wonderful way to spend a memorable day your whole family will enjoy at this magical time of the year.

4 – Get Festive at Powerscourt

Also close to Greystones and easily accessible thanks to the great transport networks that make the commute so easy from Greystones, is the impressive and beautiful Powerscourt Estate, which becomes even more beautiful as Christmas approaches. The whole family can soak up the festive atmosphere as they follow the star walking along the fir trees along the main avenue and around the 47 acres of the stately home, but your children will love visiting Santa’s animals at the Garden Pavilion’s stables.

There they can meet cute pygmy goats, miniature donkeys, rabbits, guinea pigs, and of course, some of Santa’s deer.

Talking of Santa, children can meet the man himself at Avoca in Powerscourt House up until 23 December, when he has to leave to get ready for a busy Christmas Eve. You can relax in the Terrace Café or get some gifts in the great shops, while the children meet Santa and his elves, before finishing the day with another look around this beautifully scenic winter wonderland.

5 – Get Cosy at Home

Of course, one of the best things about the festive season is being able to spend time relaxing at home with your family, and the houses at SeaGreen are designed to offer you the cosiest and most comfortable living spaces you can find.

These A2 BER-rated energy-efficient houses ensure you are kept warm throughout the cold winter months, while still keeping your energy bills extremely low. The state of the art heating system with thermostatically controlled radiators heated by highly-efficient natural gas boilers, a heat pump that produces continuous hot water, and top-quality insulation, mean you can stay cosy while the weather outside turns colder.

Our three-bedroom Portland, four-bedroom Bellevue and Wyndham, and our five-bedroom Somerby homes are providing many families with the best possible place to spend Christmas. We look forward to having many more families join the SeaGreen community in our exciting new phase of development next spring, knowing that next Christmas they will be able to enjoy all that SeaGreen, and Greystones, have to offer.

Building For the Future With Efficient and Sustainable Living in the Comfort of a SeaGreen Home

As with all of our developments, the houses for sale at SeaGreen in Greystones have been built with a focus firmly on not just luxury and high-quality features, but on energy-efficiency and sustainability.

SeaGreen_houses_for_sale_Greystones_sustainable_living_with_energy_efficient_homes_saving_on_bills_protecting_environment.jpg

This sustainability is at the heart of everything we do, from the design of our houses and neighbourhoods, to our commitment to using only the best quality features that help reduce environmental impact, leaving the smallest carbon footprint while giving you big savings on running costs.

With an A2 energy rating, our three-bed Portland, four-bed Wyndham and Bellevue, and our five-bed Somerby homes are as energy-efficient as you can get in a modern development. Based on the feedback we have received from buyers, we know that people are looking for high-quality, energy-efficient houses that represent good value and savings on future bills, while helping to keep the environment clean.

That is why we aim to provide the same level of energy bill-saving quality to our latest phase, which will be ready in spring 2018.

SeaGreen_Greystones-sustainable_living_with_energy_efficient_houses_for_sale-to_save_on_energy_bills_in_comfort_for_future_living.jpg

Our houses are all built with the best quality materials, as Bill Quigley from NuTech Renewables, who work with us on this development, explains. Our dedicated team also works extremely hard to create comfortable homes with outstanding high-spec features that will last for generations, so you can enjoy living in this perfect location today, while being safe in the knowledge that they will be just as energy-efficient in the future.

To achieve this environmentally-friendly goal, we utilise efficient heating systems, including heat pumps, gas-fired and solar-enhanced heating, as well as photovoltaic heating panels that turn light into energy. As standard, all of the heating features are controlled by electronic and thermostatically controlled radiators, so the homes are always at an optimum and efficient temperature, no matter what time of the year it is.

SeaGreen_houses_for_sale_Greystones_energy_efficient_for_sustainable_living_future_proofed_homes_good_for_environment.jpg

Our high-spec insulation and high-performance triple-glazed windows ensure no energy or heat is lost and that any excess can be stored until it is needed, cutting down on waste and again, helping the environment.

This sense of future-proofing the houses at SeaGreen, and keeping this beautiful part of Ireland green, extends to our upcoming phase of development. These homes will also include new energy-saving features such as remote heating a nd lighting controls, and cabling for electric vehicles on every house as standard. Electric cars are becoming more popular and may soon be a common sight on our streets, which is good news for the environment, and we feel, a perfect fit with the green philosophy we bring to all of the houses we build.

The Sustainable Energy Authority of Ireland (SEAI) offers grants to people who buy an electric car, so those who do so and who buy one of the houses in our latest development, will not only be environmentally sound, but will save on both home energy bills and on motor tax and running costs too – something to think about when making the easy commute to Dublin or the surrounding areas.

Apart from enjoying the great lifestyle you can avail of by living in this beautiful development in Greystones, the huge benefit of a SeaGreen house is that with its A2 energy rating, you will be far ahead of energy regulations, and can look forward to a comfortable and sustainable family life well into the future.

Enjoy An Easy & Comfortable Commute From Your Home At SeaGreen In Greystones

There are many key factors to consider when you are looking to buy that perfect home for your family, from energy efficiency to the level of specification you can enjoy. While the beautiful new houses for sale at SeaGreen in Greystones offers the highest-quality regarding each of these, another major factor in your decision to buy will be the location and ease with which you can commute to work and keep in touch with family and friends.

commuting_from_seagreen_houses_for_sale_greystones_is_quick_and_easy_close_to_dublin_city_centre.jpg

SeaGreen’s development of family homes in Greystones boasts a super location, situated as it is right beside the sea, overlooking the thriving yet cosy town, and with a stunning backdrop of the Dublin/Wicklow mountains, so it feels like a comfortable and tranquil spot to enjoy an enviable lifestyle. And yet it is so close to the places you need to get to, if you travel to work, want to pay a visit to your family, or want to meet up with friends.

If you work in one of the surrounding towns, or in Dublin city centre, you will be surprised by how close Greystones actually is to your workplace or to the city amenities you want to avail of. You can even see the UK on a clear day!

Greystones has a superb transport network. This means your commute to Dublin city centre is quick and easy, leaving you with ample opportunity to spend quality time with your loved ones.

If you travel by DART, you will be able to avail of the fact that Greystones is the first (and last) stop on this coastal transport option, so you will be pretty much guaranteed a seat when you embark in the morning. That fantastic view all the way into the city is also something to enjoy on your 50-minute journey.

Intercity trains also serve Greystones, and will get you into work in the same amount of time.

Dublin Bus also serves Greystones well, with the 84 brining you to the city centre in under an hour, while if you prefer to mix it up, you can hop on the 184 bus to Bray DART station, and hop on the train from there.

If you need to get to the airport, or just enjoy a bus route to the city with fewer stops along the way, the Aircoach is a great option, with frequent journeys every day taking around an hour.

If you prefer travelling by car, Greystones is very well-served by the road network, with the N11 and M1 ensuring quick and easy access to the city centre within 45 minutes, Ballsbridge within half an hour, Dundrum Town Centre within 20 minutes, Sandyford Business Park within 22 minutes and The Park retail Centre within just 18 minutes.

The school run is also extremely comfortable, with several high-quality primary and secondary schools close by and those further afield easily reached by public transport.

Its proximity to the city means Greystones is a perfect place for Dubliners to consider moving to and finding the ideal home for a growing family. Loved ones are always going to be close by, and easily accessible by a number of transport options, so there will be no concerns about not seeing the people who matter most to you.

The same goes for expats considering a move home to Ireland who want to be close to family and the lifestyle they have become used to abroad, but also secure a home that offers the comfort and space to begin the next phase of their lives.

As for maintaining your social life, the quick journey time to the city and amenities such as Dundrum Town Centre mean you can keep up the lifestyle you wish, though you may very quickly see your family and friends visiting you a lot more in your scenic and comfortable new surroundings in Greystones.

The beautiful surroundings at Greystones offer a chance to take a step back from the hectic pace of Dublin city life while still being close enough to avail of everything it has to offer, so you can really enjoy the best of both worlds.

The Benefits Of Buying A Super Energy-Efficient House At SeaGreen’s Upcoming Phase Of Development In Greystones

People look for many things when they are searching for the perfect place to buy a house. They want a good location, comfortable surroundings, space for their family to grow, good local amenities and facilities, and the ability to turn that house into a home tailored to their preferences. Increasingly, people are also looking for a high-quality energy-efficient house that represents good value, helps keep the environment clean and saves on future bills.

benefits_of_buying_seagreen_houses_for_sale_latest_development_greystones_A1_rated_energy-efficient_homes.jpeg

The SeaGreen development of houses for sale in Greystones delivers on all of these considerations. The perfect seaside location, an on-site team for tailored specs, luxury fittings and superb local amenities mean this is a great place to call home, whether you are buying a three-bedroom Portland, four-bedroom Bellevue or Wyndham, the five-bedroom Somerby, or one of the great new houses in our upcoming autumn 2017 phase of development.

This upcoming phase of development goes even further to deliver the perfect home for you. Each of these top-quality houses will be built to hold an A2 Building Energy Rating (BER).

A BER is based on the calculated energy performance and associated carbon dioxide emissions for the provision of space heating, ventilation, water heating and lighting under standardised operating conditions. The characteristics of the major components of the home including dimensions, orientation, insulation, and space and hot water system efficiencies are used in the calculation. SeaGreen’s upcoming high-spec phase of development will all carry an A2 rating.

This is the second highest energy-efficiency rating possible (only a few individual builds or specifically renovated homes in Ireland have an A1 rating), as is explained here by the Sustainable Energy Association of Ireland (SEAI). It means these exclusive houses will offer great value for those who buy them, and help you to avoid the new home costs you might otherwise face.

Apart from being kind to the environment with low carbon emissions and providing real sustainability to keep the Greystones area beautiful, that value comes in two ways.

Firstly, this new phase of development at SeaGreen will see each of the houses increase in value over time because of the BER rating it holds. Homes with a good BER rating are worth a lot more than those that have an inferior rating, and a study by the Economic and Social Research Institute (ESRI) shows people are willing to spend up to 10% more to buy a house with high energy-efficiency because of the inherent values and cost-savings attached to them.

That is where the second aspect of added value comes in – cost savings. All of the SeaGreen houses use top-quality materials and technology to enhance sustainability, asBill Quigley from NuTech Renewables, who work with SeaGreen on this development, explains, and the upcoming A2-rated houses are built with the highest-quality roof and wall insulation, triple-glazed windows and top of the range energy-efficient fittings to minimise the costs of energy supply such as hot water and electricity, while maximising the benefits to you and your family.

seagreen_greystones_energy-efficient_houses_A2_BER_rating_low_energy_bills.jpg

A2-rated houses see energy bills costing a fraction of the costs other house owners face, with costs coming to just a third of those faced by even a B1-rated house, while emissions would also only be a third of those in B1-rated houses.

As explained by John the on-site electrician at SeaGreen, the state-of-the-art heating and electricity systems in these houses will see your energy bills kept to a minimum as you enjoy year-round comfort without the rising costs. Thermostatically controlled radiators will be heated by highly-efficient natural gas boilers, while a heat pump will use waste air to produce continuous hot water. Solar panels on these houses will also provide free electricity to heat water, while that top-quality insulation will keep the house warm when it’s cold, and cool when it is hot, as Fran the roofer shows here.

Having an extremely energy-efficient house also means you will be far ahead of current energy regulations, so you will have essentially future-proofed your home, meaning you can enjoy the benefits such a BER rating brings for many years to come.

Low energy bills, clean, green living, the added value of your home thanks to the best energy-efficiency rating, and the high-quality development in a beautiful location – the reasons to buy one of these superb upcoming SeaGreen houses for sale in Greystones just keep adding up. Behind The Scenes Shopping Trip with Interior Designer, Eily Roe

Take a look at some of the behind the scenes from an exciting shopping trip with SeaGreen interior designer, Eily Roe.

image-1

Eily first took us to ‘Stone and Tile Studio Greystones’ where she was selecting tiles for the bathrooms in SeaGreen. She is choosing simple designs that will appeal to a lot of people. She also pointed out a bathroom tap that she thought would be a great fit for the SeaGreen show house, with its contemporary and ‘on vogue’ style.

image-2image-3

Next stop with Eily was to select some carpets for the house at ‘Brereton Carpets Greystones.’ She had already chosen some nice pink and blue fabric for one of the bedrooms in the house, so was looking to get some curtains to match this, with nice vibrant shades of blue as one of her choices. Eily really wants to mix it up with colours and patterns for the carpets to create a fun and welcoming vibe in the house, using excellent quality Ulster carpet.
image-4

For our final store visit with Eily, she took us to ‘Ryle & Company’ in Kilmacanogue, where she showed us the upholstery fabric she had already pre-selected for a really big L shaped sofa in the living room of the show house. The fabric she had chosen was a lovely dusty pink, to compliment the soft and warm paint colours she has selected for the house, in order to create an inviting atmosphere.

image-5image-6

The prospective purchasers of these new SeaGreen homes will have the pleasure of spending a day with Eily Roe themselves, so she can help you with the aesthetic for your new home and choosing your finishes throughout the house.
