Summer Means Sun, Sand and Sea When You Buy a new Home at SeaGreen in Greystones

There are many truly great things about the seaside town of Greystones, from its position as a culinary hotspot to the many family pastimes to  keep everybody active, from its well-known  Cliff Walk to its  hidden gems, and one thing most locals will agree on, is that the beaches are definitely one of them. If you own, or are looking to buy, one of the beautiful new houses at SeaGreen Gate in Greystones, the sun, sea and sand at these beaches in  this perfect location are a great way to enjoy an  active lifestyle.

greystones-beach-seagreen-gate-houses-for-sale-south-beach-summer

There are two beaches in Greystones – the shingled North Beach beside the harbour, and the sand and stone South Beach at the southern end of the town. Greystones actually gets its name from the kilometre-long stretch of grey stones that separates the two.

Just as Greystones enjoys an  easy commute to Dublin city centre and the surrounding areas via a great public transport system and road network, the South Beach is also very accessible by DART, but for those living at SeaGreen, it’s just a short walk from your front door to the sand and the water’s edge.

Awarded a Blue Flag, the half-mile long South Beach is lifeguarded during the warmer months, and also has an adjacent playground, completely refurbished and improved this year, for children who want to take a break from splashing around and swimming in the clean and clear water.

The Blue Flag means that dogs will not be allowed on the beach from June to the end of August, so you don’t have to worry about anybody stepping in something unpleasant while sunbathing or going for a paddle.

Even in the winter months, the South Beach proves popular, with many hardy souls taking to the water for a refreshing dip, such as during the  annual Christmas swim.

ladys-cove-beach-near-seagreen-gate-new-houses-for-sale-greystones

One place many locals flock to is the little inlet known as Lady’s Cove that is situated between the two beaches. As well as the clean sand you can catch some rays from, it has great rocks to jump off and lots of opportunities for beachcombing to find interesting bits and bobs from the sea and creatures such as anemones at low tide, so your children will have a great time while you relax and enjoy the weather.

The North Beach at the harbour also provides locals with an array of  water-based activities, with the sailing club, sea scouts and angling club all situated nearby. The recently modernised marina accommodates up to 250 boats and attracts sailing fans from all over the world, so even if you don’t fancy getting into the water, you can enjoy a great day on it.

Greystones sailing club offers dinghy and keelboat sailing courses for children and adults alike, so if you don’t yet know your rudder from your tiller, you can sign up and soon be able to take to the water right from the beach and check out the coast from a different vantage point.

Of course, one thing that makes both of these beaches truly stand out is the jaw-dropping setting. Looking out across the sea, you can take in the views of nearby Bray Head all the way across Dublin Bay to Howth, while behind you stands the beautiful Wicklow Mountains.

Dolphins have been known to come close to shore for a visit, and while you may not see any whales, on a very fine day you can actually make out Wales on the distant horizon.

After a  perfect summer day on the beach, it’s great to know that you can walk the few minutes back into town to sate your appetite at one of the many great cafes, restaurants and pubs. From healthy food at The Happy Pear to crepes at Pierre Grise to pizza from the Delgany Inn, or even a cold treat from the Spendlove ice cream parlour, there’s a fantastic selection on offer to suit any tastes.

For owners of the new four-bedroom  Wilde, the  Beckett or the  Yeats houses at the SeaGreen Gate development, it is also great to know that after a day on one of the two beaches, or both if you are feeling active, it is only a few minutes’ walk back to your new home, where you can enjoy the comfort these superb new builds offer. Whether you want to gather in  the kitchen to share stories of your day, or plan to enjoy the  penthouse feel within a family home the innovative design of the interiors provides, is up to you.

The beaches in Greystones are just another reason why this seaside location is such a great place to live, but however you decide to spend the sun-filled summer days here, it is always good to know that  your new home is just a hop, skip and jump across the sand away.

Outdoor Eateries to Enjoy the Summer Sun When You Own a New Home at SeaGreen Gate in Greystones

As summer has well and truly arrived and we enjoy the soaring temperatures, there’s no better place to be than Greystones. This  perfect location offers an array of  water-based activities to keep cool, as well as great scenic walks that help you enjoy  an active lifestyle, not to mention the  beautiful beaches and harbour area. But as a culinary hotspot, this thriving town also offers a variety of eateries with outdoor seating, where you can relax and socialise with friends and family, and get a tasty snack while you soak up the sun. Here’s a few of our favourite spots for homeowners who live a stone’s throw away at SeaGreen Gate.

The Happy Pear

The Happy Pear is one of the most well-known eateries in the town, made famous by the Flynn brothers Dave and Steve, who with a little help from their family, have developed what was a fruit and veg shop into one of Ireland’s best-loved health food eateries.

There are a few small tables out front at the Church Road café (they also have one at the Shoreline), but it is out the back where most sun-lovers venture to try the exotic and locally-grown fare. It’s great to sit out here and relax in the sun while tempting your taste buds with some sweet potato fritters, baked miso aubergine, vegan pies or refreshing salads and vegetarian soups. This is healthy food at its best, and is great to enjoy while soaking up the sun and enjoying the fresh air.

The Happy Pear also offers a guilt-free takeaway menu, so you can enjoy a healthy and delicious meal to bring home to your four-bedroom  Wilde, the  Beckett or the  Yeats house at SeaGreen Gate.

The Beach House

Talking of Greystones institutions, for many people who stroll along  the Cliff Walk, the first port of call once they arrive in Greystones is The Beach House, a lovely pub and restaurant right by the harbour. This family owned spot has been here since 1850 and continues to prove popular with locals and visitors.

There is an a la carte menu from Monday to Saturday, with food also served on Sundays, but one of the best things about this Greystones institution is the lovely outdoor seating area where you can dig into the tasty food while enjoying a refreshing drink and the beautifully sunny weather.

Las Tapas

Sampling delicious plates of food under the sun brings to mind holidays in Spain, and tapas is the perfect snack for the summer.

At Las Tapas on Church Road, you can order from the long list of Spanish delicacies and specialities, from breads and olives to chicken with salsa to spicy meatballs, to paella and chorizo, there is something here to satisfy every taste, and while the interior is lovely, in the summer it’s great to sit outside and enjoy the sun while watching the world go by.

The Three Qs

Staying on the continent, The Three Qs offers breakfast brunch and evening menus cooked up by brothers Brian, Colin and Paul Quinn. With a Spanish, French and Italian leaning, this cosy and friendly little restaurant is considered one of the finest in Greystones, and you may have to move fast to secure one of the few tables outside.

Once you do though, the food is great, with the breakfast menu offering porridge, croque monsieur, French toast and croissants, and the evening menu including everything from Spanish fish stew with chorizo to lamb shanks to good old fish and chips.

Bochellis

Also on Church Road you can find Bochellis, an Italian restaurant with a number of outdoor tables. There’s a large menu of pizza and pasta dishes, as well as a few chef’s specialities that include fillet of beef wrapped in Italian ham, veal escalopes and chicken in red wine and tomato sauce, but when  summer is here it is always a good idea to try a fresh fish dish.

From fresh mussels in chili, garlic and tomato sauce, to calamari rings to penne with prawns and mussels and fresh and smoked salmon in white wine sauce, there’s plenty here to give you that seaside feel as you bask in the sun.

Tramyard Kitchen

The outdoor seating at the front of Tramyard Kitchen gets some really great sunshine during the summer, so it’s a great place to settle down and enjoy the heat while digging into a burger, pizza, fish dish or steak.

They also have a very long wine list to choose from, so you can while away the long summer days sampling a refreshing tipple while the sun shines down on you and your family or friends.

Spendlove

Everybody loves an ice cream when the sun is shining, and at Spendlove, they offer really great cold treats that will help you stay cool. They also have very good coffee and snacks, but what better way to enjoy the summer sun than to sit and take your time over a delicious ice cream at the outdoor seating area here on Trafalgar Square overlooking the new marina? Or maybe you would prefer to take your ice cream away and enjoy it as you stroll along the harbour?

The number and range of quality eateries with outdoor seating that let you enjoy the summer sun while you dine is just one more reason why Greystones is such a great place to live. All of these culinary delights are just a few minutes away from the development of beautiful new homes at SeaGreen Gate, so if you are one of the owners of these luxurious and family-friendly houses, you can enjoy that al fresco summer dining feeling within a short walk from your home.

Summer Time and The Living Is Easy at SeaGreen in Greystones

We have been very excited about the launch of our latest phase of development at SeaGreen Gate, with our show homes opened last weekend to reveal the beautiful interiors of our new houses in Greystones. The show homes will also be open for viewing this Bank Holiday Weekend, Saturday 5th and Sunday 6th May, from 2pm to 4pm. But while we are delighted to show just what you can expect from the  Wilde, the  Yeats and the  Beckett four-bedroom houses in this great development, we are just as excited about the changes the warmer weather is bringing to Greystones, and the stunning scenery and enviable lifestyle that makes this thriving seaside town  the perfect location to buy a new home.

For those who enjoy the great outdoors and all that this seaside location has to offer, you need look no further than the famous Cliff Walk between Greystones and Bray. This picture-perfect walk, with its array of wildlife and flora, really comes into its own as the sun begins to shine, with flowers in bloom as far as the eye can see, creating a beautiful landscape like a sea of gold in which to take a leisurely stroll and enjoy  an active lifestyle, as this recent blog from  Greystones Guide reveals.

Even at the seafront, where you can now enjoy a number of  water-based activities, you can’t help but notice the sea of yellow flowers erupting into bloom, and probably won’t be able to resist embarking on the cliff walk to get a closer look and wander through this beautiful vista.

This 7km walk from Greystones to Bray Head (pictured below) has a well-maintained path from start to finish that offers amazing views, no matter where you look. The surrounding coast opens out to one side, with the chance to watch seabirds, porpoises, dolphins and basking sharks in the sea below, while on the other, the majestic flora dazzles anybody who takes to this route for fresh air, exercise, or just to wonder at the beauty of this part of the world.

seagreen_gate_cliff_walk_greystones_bray_head_summer_living

It’s no surprise that once arriving in Bray, even though the DART line makes the return  commute so easy, many people decide to turn around and make the journey back to Greystones by foot, just so they can take it all in again.

seagreen_gate_summer_living_is_easy_beautiful_new_houses_for_sale_in_greystones2

While the trek along this pathway is a feast for the senses, it can be hungry work, so it is just as well that another major attraction to living in Greystones is that the town has become  a real foodie haven, and can provide a literal feast for anybody who wants to drop in and enjoy a well-deserved treat for the tastebuds too.

Probably the most famous eatery in Greystones is  The Happy Pear, which, though popular all year round, can’t be beaten once the sun begins to shine and crowds gather to sit outside and enjoy a tasty meal and  a perfect summer day, whether that’s on the path to the front of the establishment, or in the back yard behind it.

happy_pear_dining_in_greystones_close_to_seagreen_houses_for_sale_perfect_for_summer_lifestyle-1

The family-run establishment focusing on local produce and natural foods, wholefood café and evening restaurant offers a great dining experience, and really adds to the summer feel of the town. It’s no wonder it is known locally as ‘the happiest place on Earth’.

Tucking into one of the many super-healthy, super-tasty dishes the café offers, while the sun shines down, it’s easy to see why locals and visitors alike soon begin to glow with the same vibrancy you see in the surrounding landscape.

Summer is a real celebration at The Happy Pear, with founding twin brothers Dave and Steve Flynn eager to bring the fresh produce the season brings to their menus. An article in  The Irish Examiner saw them extol the virtues of summer living in Greystones and the surrounding area.

‘There is plenty of ripe fruit, the weather is warm, everyone wants to eat healthy and be outside, and everyone is more extroverted,’ Steve says.

‘Strawberries, raspberries and rhubarb are all in season and even Irish cherries, these all excite us, plus there’s the opportunity to go have more picnics and more outdoor dining, which we really adore.’

seagreen_gate_summer_living_is_easy_beautiful_new_houses_for_sale_in_greystones_the_happy_pear

That enthusiasm spreads quickly as the sun shines and the weather gets warmer in Greystones, and the atmosphere of easy, fun living is infectious, making it a truly magical place to call home.

Because of the amazing scenery that really comes into its own as summer rolls around, and the fantastic amenities and special places to sit, relax and enjoy a good meal or a refreshing drink, Greystones is a really special place to visit, but it’s an even better place to call home.

That is  one of the reasons why the development of new houses at  SeaGreen Gate in Greystones is proving so popular. Not only are these homes designed to meet every modern need and convenience, with the highest quality fixtures and fittings throughout, but they are perfectly located overlooking the town and the coast, and are just a stone’s throw from the sea and all the great facilities your family can enjoy close by.

As the pictures above show, Greystones really does come alive in the summertime, and if you choose to buy a new home in the beautiful SeaGreen development, you will quickly find out how easy the living can be.

Living Spaces

One of the great advantages of the  new SeaGreen Gate houses is that they have two separate living areas in which the entire family can relax and plan the  many activities they can enjoy in this seaside town, whether on land or  at sea.

Off the kitchen there is a space that can be used as a play area for children, or as an overflow entertainment area when you want to have guests over. It has great French doors that open out onto the patio, so you can entertain inside or outside, and it creates a great flow through the house that allows you to enjoy those  perfect summer days in Greystones.

seagreen_gate_new_houses_for_sale_in_greystones_gateway_to_a_new_life_beautiful_interiors_fitting_design

There’s a separate sitting room, which has ample space for the whole family to watch TV, talk about their days. and simply relax and congregate together. Everything we do at the SeaGreen houses is family-friendly, because it is a place designed for families.

The bay windows in the living room provide not just great views, but also a huge amount of natural light, with the comfortable but elegant design and layout adding to that spacious feel.

As with all of the new developments at SeaGreen Gate, we have designed these builds in such a way that we provide the platform upon which you and your family can personalise your surroundings, and really  turn your house into a home. As interior designer Eily Roe explains in the video below, the interiors are decorated in a very neutral palette with contemporary design, but if a purchaser wants to really make it their own, they can do just that.

Kitchen and Dining

The family-friendly feel extends to  the kitchen, with Eily Roe tasked with making this part of the house as amenable as possible to family members of all ages.

‘I chose to put in a very simple canvas so that purchasers can make their own decisions about how they want it to look,’ Eily explains. ‘It’s a simple and straightforward design, but very classic, and will stand the test of time.’

The soft white doors and the finish in the kitchen area offer a diffused palette that gives your family the freedom to personalise the space to meet their needs.

seagreen_gate_houses_for_sale_greystones_spacious_comfortable_family_friendly_living

That space is enhanced by the fact that the separate utility room enables you to keep the kitchen, dining area and breakfast bar clear and uncluttered, providing a spacious area in which you can prepare and share meals with your family, or socialise with friends. If you want to get away from it all for a short while, or take a brief step back from family life, the adorable reading nook offers you an oasis of calm.

The custom-fitted kitchen and dining space has everything a family could want. It has a huge amount of worktop space, high-tech appliances including electric hob, cooker, telescopic extractor fan, fridge freezer, dishwasher and microwave, plus very cool LED lighting, with great storage and workspaces, but everything is kept clear by the sleek handle-less design.

There is ample space for entertaining, a breakfast bar, a dining table with room for six or more people, and also a really nice seating area.

seagreen_gate_new_houses_for_sale_greystones_interiors_beautiful_design_excellent_fittings

Somebody can be at the dining table, somebody can be at the breakfast bar, somebody can be cooking, somebody else can be in the living area – lots of people do different things in the same space, because that’s what families are about, and we make it possible for every family member to enjoy this area in comfort.

Here’s another chance to watch the video of the great kitchen and dining areas in the new SeaGreen Gate homes:

In order to be able to call a new house a home, the entire family needs to be able to feel comfortable and have the space in which to pursue their interests and share time together. At SeaGreen Gate, our houses are designed to give you that space and comfort, and when you see these videos, we are sure you will agree.

Get Inspired

Steeped in an artistic and literary tradition, Greystones has always provided more than its fair share of creative people, and been called home by many others, influenced no doubt by the surrounding landscape and the thriving cultural scene.

Samuel Beckett spent his childhood summers at the harbour, while JM Synge spent his at Rathdown House, JP Donleavy, author of The Ginger Man, lived on the seafront, while Richard Condon (author of The Manchurian Candidate), historical fiction author Robert Elegant and Irish Fairy Stories author Sinead de Valera all lived at The Burnaby at one stage. Dutch cartoon strip author Marten Toonder, who created the Oliver B Bumble series, also lived in Greystones for much of his life.

That literary tradition is alive and well today. Ross O’Carroll-Kelly biographer Paul Howard once lived in Greystones, while The Killing Snows author Charles Egan, and popular fiction authors Amy Lynch, KA Finn, JJ Toner and Ruth Fitzmaurice all call the town home.

It’s not just authors who get their inspiration from the town. Well-known musicians and actors are also commonplace. Ronnie Drew of the Dubliners lived here, and both Damien Rice and Hozier are residents, while Father Ted actor Frank Kelly and wildlife film maker Eamon de Buitlear lived here too. Saoirse Ronan is the latest artistic icon to move to the town.

With such an artistic heritage, and such a beautiful setting, it’s no wonder that Greystones has been hailed as the  self-publishing capital of Ireland.

Have a Whale of a Time

culture_in_greystones_when_you_buy_a_new_home_at_seagreen_gate_whale_theatre

Picture via The Whale Theatre

Just a short walk away from the appropriately named  Yeats, the  Beckett and the  Wilde four-bedroom houses at SeaGreen Gate, the  Whale Theatre is a recently refurbished, intimate 130-seat theatre with a unique atmosphere. Its aim is to foster culture, creativity and community, and is the home of the Greystones Players, a non-profit community drama group that aims to bring people from the Greystones area together to work in collaboration to make great theatre and to enrich the culture of the town.

Producing and hosting plays, cabaret, comedy, concerts, dance classes and performance art, The Whale offers great artistic events for the entire family, while it also hosts Greystones Film Club screenings, with membership free to everybody.

Hit the Hot Spot

Above the Beach House in Greystones harbour you will find the  Hot Spot Music Club, a centre for music and live arts. Crossing all musical divides from swing to trad to flamenco, the venue provides a stage for singer-songwriters, musicians, comedians and poets to showcase their talents.

culture_in_greystones_when_you_buy_a_new_home_at_seagreen_gate_hot_spot_music_club_hozier

Regularly hosting the likes of Tir Na Nog, Dermot Byrne, Leo O’Kelly, Nigel Mooney, Mick Hanly, Amelia Curran and Honor Heffernan, the club has also seen the aforementioned Hozier (pictured) take to the stage. It is also home to the Universal Funk Orchestra, whose covers gigs are always a hit, while the Ukulele Pluckers group meet on weekends for a weekly jam at which all comers are welcome.

As a family-run, friendly and relaxed venue, it’s a great place to mingle with the community, take part in a workshop, discover the next big thing, or even show off your own artistic talents.

Enjoy the Art of the Community

The harbour and  beaches in Greystones offer a multitude of  water-based activities, but for those with a more cultural leaning, there is plenty to enjoy on dry land.

The Greystones Art and Photography Exhibition  (GRAPE) at the harbour showcases local artists, photographers, arts and crafts and artisans, offering you a wide range of styles to browse as you enjoy  a perfect summer day.

culture_in_greystones_when_you_buy_a_new_home_at_seagreen_gate_greystones_art_photography_exhibition_harbour

Also to be found at the harbour is the  Boat Yard Gallery, a collection of paintings, design, crafts, ceramics, textiles, photography and jewellery. With a relaxed atmosphere, you can browse at leisure to find the perfect item to enhance your spacious living area, your  kitchen, your  bathrooms or your  bedrooms at SeaGreen Gate, or get inspired to create your own work of art.

On a larger scale, the  Greystones Art Group, established in 1965, aims to encourage amateur artists from the community. It works to advance the artistic knowledge and skills of its members through lectures and demonstrations, and facilitates an annual exhibition of paintings and other artworks.

They provide monthly outdoor painting sessions in different venues each time, as well as monthly demonstrations, so members can hone their skills and learn from experienced artists. The group will also play a part in Culture Night 2018 in September, having previously produced a mural as a result of a public paint-in, which was displayed at the Meridian Centre, and a series of mysterious figures and faces that were placed high in the trees along Church Road to create a spectacular view.

Studio artist Tom Byrne’s  Greystones Art Gallery is also a great place to view an artist at work, and to browse the many fine pieces he has created. He welcomes the community to drop in and watch as he works on a seascape or portrait, in order to gain your own inspiration, and his paintings have been bought by the likes of Gerald Kean, Bono and Louis Walsh.

Read Up

Given the literary heritage associated with Greystones, it is no surprise to learn that the community also fosters a great interest in literature and history. The library in the centre of the town offers the usual depository of reading material, but it also hosts the many flourishing book clubs that encourage locals to comment on copy and chat about chapters in a friendly and inspiring setting.

Of great renown, the  Greystones Archaeological and Historical Society is a very active group that promotes interest in and awareness of the historical and archaeological heritage of Greystones and the surrounding area. As well as monthly talks and lectures, the society also offers one-day and three-day trips to areas of historical interest, and publishes a journal that collects together articles of interest, often based on talks presented to meetings of the group.

Established in 1988, the society is constantly growing and is always looking for new members, so if you like the idea of finding out about the rich history of Greystones while meeting new friends and becoming a part of the community, this is the place to be.

As you can see from the above, while Greystones may be known as  a culinary hotspot that provides a host of great eateries, the many cultural offerings here can also give you plenty to feed your mind, and it is all within a few minutes of the beautiful  new houses at SeaGreen Gate. Homeowners at this new development can not just avail of the many activities that invigorate the body, they can also get inspiration to invigorate the mind while enjoying all this idyllic, culture-filled community has to offer.

Comfortable, Elegant and Family-Friendly Bathrooms in the New Homes at SeaGreen Gate in Greystones

To live comfortably in an ideal home, every room should be both functional and stylish, and the bathroom is no different. In a family home especially, having bathrooms that suit the needs of everybody is very important, and in the beautiful new homes at SeaGreen Gate in Greystones, we have designed these rooms to suit a growing family, without compromising on luxury and style.

Having recently given  a sneak peek inside the new four-bedroom houses at SeaGreen Gate in this perfect location, and presenting  the top floor room – the jewel in the crown of these homes – we here take a look at the luxury bathrooms.

seagreen_gate_beautiful_new_houses_for_sale_greystones_interiors_fittings_design

Modern bathrooms need to be functional and family-friendly, but in keeping with the beautiful design of the  Wilde, the  Beckett and the  Yeats homes at SeaGreen Gate, the three bathrooms and downstairs WC in our new development are also elegant, stylish and comfortable.

That means home owners at SeaGreen can enjoy having all the necessary space they require for their growing family, catering for the bathroom needs of parents, teenagers and young children. Having not one, or two, but four separate bathrooms is such a great facility to have.

Whether you need to grab a quick shower before the  easy commute to work, wash up after pursuing one of the  many activities Greystones has to offer, get the children ready to head off to one of the many  great schools in the area, or just want to relax in privacy and comfort in the bath, you can do so in these spacious homes, and every family member can use a separate bathroom when everybody is on the go at the same time.

As with the design of the  luxury kitchen and living spaces, these bathrooms provide ample and convenient storage space, with alcoves enabling you to keep toiletries within easy reach, but without causing clutter.

The cisterns are concealed to provide even more space, so everything is as clean and neat as possible, as interior designer Eily Roe points out in this video:

The spacious family bathroom includes a large bath and overhead shower in which you can relax and unwind after a perfect day in Greystones, and is given the same sleek interior look you can find in all other rooms in the house. It is fully tiled, with tiled alcoves providing ample storage, while the heated chrome towel rails ensure your family can enjoy that extra level of comfort and convenience.

As with the other bathrooms in the house, this space contains modern and recessed lighting to amplify space and give a cosy and clean feel to the room.

SeaGreen_Gate_new_houses_for_sale_Greystones_beautiful_interiors_top_quality_fittings_bathroom

The downstairs WC is very convenient for families, offering a large second toilet and wash area without the need to enter a bedroom to use an en suite at busy times, so there is no need to wait around or interrupt another family member. It also has a concealed cistern and semi-recessed wash basin, so that the space provided is optimised for comfort.

Moving upstairs, the en suite in the master bedroom provides home owners with a stylish and comfortable space in which to enjoy their privacy, with a standalone shower. It also has a really good vanity unit for storage.

The en suite on the second floor has really optimised space too. It has a standalone shower and Velux roof light, so you can stand under the water and loop up at the stars or the sun above you. This is the type of feature, like the balcony window on the top floor, that helps give that  penthouse feel to the family home, and really makes the houses at SeaGreen Gate stand out.

The top floor en suite bathroom in the show home also includes an illuminated mirror with Bluetooth speakers above the basin, offering an example of the modern living options home owners at SeaGreen Gate can enjoy.

Having four bathrooms doesn’t have to mean a demand on energy or water, or high bills, because the state of the art heating and electricity systems in these houses mean your energy costs will be kept to a minimum. It won’t always be as warm as it is now, so the thermostatically controlled radiators that are heated by  highly-efficient natural gas boilers, the heat pump that uses waste air to produce continuous hot water, and the solar panels that provide free electricity to also heat water, is an added bonus.

The bathrooms in a house are not often talked about, but we feel that the comfortable, functional and elegant spaces in the new homes at SeaGreen Gate are just one of the many reasons why home owners at this development will find these homes an ideal family-friendly place in which to live.

Presenting the Jewel in the Crown of the Beautiful New Homes at SeaGreen Gate in Greystones

When it comes to finding the perfect home in  the perfect location, homeowners look for a house that combines comfort with convenience and spacious living with style, but they also want that something extra to really make their home stand out. At SeaGreen Gate in Greystones, that is what we provide with our  beautifully designed new homes, and the top floor room in these four-bedroom houses is the jewel in the crown of these stunning new builds.

seagreen_gate_master_bedroom_new_houses_for_sale_in_greystones

Every room in these new houses is designed for the maximum level of comfort and family-friendly living, from the sleek and spacious  kitchen and dining areas that lead out to the back garden patio, to the living room that offers large bay windows to enjoy the great views outside, to the luxurious bathrooms and ample bedrooms to suit all family members.

It is on the top floor, however, where we now showcase the huge amount of thought and effort that goes into the design of every room in every SeaGreen house.

In designing this majestic living space, interior designer Eily Roe aimed to create a room that was entirely different from the rest of the house. While the ground floor living areas provide the space and features that enable families to spend time together, to entertain, pursue their own  interests and activities, or to plan the  perfect summer day in Greystones featuring the  sun, sea and sand Greystones is famous for, on the top floor Eily focused on creating a subtle and quiet area that offers an oasis of calm and comfort. It has all the furnishings and features you would expect, and a few more innovative and luxurious features you might not.

Watch the video below to hear Eily Roe talk about this stunning living space.

The room is perfectly suited to be used as a master bedroom, with a large double bed and a generous wardrobe that provides ample storage space without taking over the living area, so it can be used for a multitude of purposes – not just for storing clothes.

The sleek and subtle design of the room means that there is a large amount of space in which to walk around, stretch out and relax, or arrange your favourite furniture to truly make the space your own.

The  team at SeaGreen design and build these houses in such a way that the families who own them can put their own individual stamp on the layout, and this room can also be used as a living space in which to relax, to practice yoga, meditation, or to exercise, as a reading room, or as the best home office you will ever find – it is really up to the homeowner.

The en suite in this room, as in the en suite bedroom on the second floor, features a standalone shower with a Velux roof light above it, so you can stand in the shower and look up at the stars, or the sun, above you, which we feel is a great feature that makes this room stand out.

The show home also includes an illuminated mirror with Bluetooth speakers above the basin, offering an example of the kind of modern living options you can enjoy at SeaGreen Gate, and providing homeowners with another feature that makes this room such a pleasure to spend time in.

Perhaps the most innovative feature of this room, though, is the unique Velux balcony window. As the four-bedroom  Wilde, the  Yeats and the  Beckett houses are ideally situated on an elevated site overlooking Greystones, when you open out this balcony window (as Ken the carpenter demonstrates  here), you get a really great 180 degree view of the surrounding area.

By expanding this window and stepping out into the fresh air, you can enjoy the great scenery – of the town and sea beyond, of the  hills that come alive with colour in the summer, or of the mountains and stunning cliff walk – depending on your house location.

This feature really helps homebuyers to make so much more of this space and enjoy that penthouse feel in your family home.

The mid-terraced  The Wilde houses, end-of terrace or semi-detached  The Yeats, and the end-of-terrace or semi-detached  The Beckett sit atop a gently elevated site that provides stunning views over the coastline and the Irish Sea, and on a clear day you can even see as far as Wales.

Inside the houses, homebuyers at our recent launch were able to see how the highest level of craftsmanship is combined with the finest materials to offer superb family homes in an area that provides  a great lifestyle, an  easy commute, and a range of  high-quality schools.

The quality of these houses is immediately evident, before you even go inside. Each of the homes in this phase of development has a half-brick, half-nap render façade, complemented by string course detailing and granite to the sills of the Norwegian-made triple-glazed timber-framed windows, while the pathways and front driveway are laid in eco-friendly permeable cobblelock paving.

Inside, these houses avail of the beautiful natural light and amazing views by providing bay windows to the front of the ground floor and first floor, with that spacious feel accentuated by the sleek and modern design throughout every room. Low-energy recessed lighting also brings that cosy and comfortable feel to every room.

The custom-fitted kitchens offer great storage and workspaces and are finished in a classic combination of white and walnut. They include electric hob, cooker, telescopic extractor fan, fridge freezer, dishwasher and microwave, with the Florence Quartz countertop and a sleek handle-less design providing the optimum level of space.

Together with the soft white doors, the finish in these kitchens achieve a diffused palette that gives the homeowner the freedom to personalise their living space and truly turn their  house into a home.

The separate utility room also means that you can keep the kitchen, adjacent dining area and breakfast bar – the  heart of the family home – as a spacious area where you can prepare and share a meal with family, or socialise with friends in comfort, while the beautifully-conceived reading nook offers a little oasis of calm where you can put your feet up and enjoy the views.

The family bathroom is fully-tiled around the large bath and overhead shower, with tiled alcoves for storage maintaining the sleek interior look, while the heated chrome towel rails ensure your family can enjoy that extra level of comfort and convenience.

Three of the four bedrooms are fitted with luxury in-built GredorWood wardrobes, and all are spacious and bright, making them perfect for every family member to enjoy their own personal space.

The SeaGreen Gate homes have all been designed to achieve an A2 BER for  energy-efficiency and sustainability, with features such as a high-efficiency gas-fired condensing boiler for natural gas central heating, thermostatically-controlled radiators throughout, and roof-mounted solar thermal panels, ensuring energy bills are low while helping to keep the environment clean.

We were delighted with the popularity of these beautiful new homes, but are equally excited about starting our next phase of development, and bringing the next 20 houses at SeaGreen to you.
